DnD 5e OGL Item Properties and Mods Documentation

I am currently playing a DnD 5e campaign and just started really digging into how to use the character sheet (5e OGL). Since we're using some third party/UA/homebrew stuff, and none of us have purchased any of the compendiums anyways, I basically have to do everything manually. So far I have found good documentation for most of the features and good forum posts for my more specific questions, but the Help Center says next to nothing about item properties and mods (and in fact appears to contain the same text that's called out as being outdated in forum post from 2 years ago), and the best forum posts I could find are 2 years old and contain only partial documentation (e.g. https://app.roll20.net/forum/post/5699857/list-of-available-mods-that-work-with-the-5e-oglsheet ). This list of valid mods is certainly better than nothing, but it is lacking in that it does not also list valid properties, it does not list valid arguments for the mods (especially Item Type), there is no documentation for what particular mods or properties actually do, and it does not document the finer details of the syntax of the item mods system (e.g. which mods must be followed by a colon and which mods break if followed by a colon, does order matter, etc.). Does anybody know where I could find such information?

I do not think it is fully documented anywhere, but if the Help Center Page for the sheet doesn't have answers, you can usually find what you are looking for by adding a similar SRD (freely available) item to a character and examining the modes field. For instance, adding a ring of protection will show you the mods for AC and Saving Throws.
Yeah, that seems to be the play. I was having trouble adding items from the compendium without making a whole new character and using the charactermancer yesterday, but the drag and drop seems to be working now.
