Into Ivy Mansion Oneshot

A young mage who recently inherited a mansion asks the party to deal with the remnants of his predecessor's experiments, but find something much more sinister waiting for them...

This is a short oneshot that I expect to take only 1-2 hours, but could last longer if the party enjoys intense roleplaying. It should provide a good challenge to 4 level 3 PCs, so I would ask that my players level their characters up to level 3. Anything from official DnD material is fine. I must warn you though; depending on your actions, your character can die.
